There is a car park at the hotel which is convenient, extra charge of £15 per night. The hotel needs re-decorating but the room was ok.
There was nothing outstanding or impressive The room was too hot. The shower space extremely narrow. The emergency exit in a dire state.
A technical error was made and we were accidentally assigned a room that already had an occupant. The reception staff was only too happy to upgrade us to a superior room by way of apology.
There was nothing that we particularly liked. Our room was poorly appointed with the window opening on to a tall narrow totally enclosed area that was extremely dirty. We did mention this to management. The room was also very small and, due to the ventilation issue, stuffy. Generally the hotel is very tired. I would not stay here again.
The room was large Hotel was tired and in need of brightening up, which. One member of staff covering reception and the bar on Friday night. Check your bill, as some mistakes did occur.
1. We ate once at the hotel, Hadock, this tasted strongly of Smoked Makrel, and was obviously prepared without cleaning surfaces or utensils. Most staff struggled with their English and some to an extent that we could not understand them, (I am from Reading) Room was Very small.
We stayed in room 200, the room was very hot, even when we used the room fan it stayed very hot. I was unable to sleep because it was so uncomfortable. I also belive the room was a single room and not a double room as requested. We had to wait over 2 hours for our room to be ready and we only found out it was ready because we asked!!
The location of the hotel, right on the sea front was excellent. The smoking rooms faced a brick wall, not enough tea, coffee, milk or sugar in the room, although advertised as having tea and coffee making facilites, there was only enough for one cup each! Also we wer appalled that the hotal wanted us to pay £10 to park in the hotel car park when we had already paid enough for the room..not very customer focused, when some of the hotels along the front offered free parking to customers. Not all customers travel by public transport!
Having to wait until 2pm to check in while other guests were allowed to check in earlier.

The hotel was amazing and excellent value for money. The staff were extremely helpful and made our stay as carefree as possible. Rooms were of a good size, and contained all the nescesities needed. Definately reccomend to others.

The quirkiness of it, brilliant view. There was a clear glass paned door to the en-suite toilet which was a little too quirky for me, but did not affect our very pleasant stay with them.

Access to town. Breakfast, though expensive, was fantastic. Dirty cutlery at breakfast. I had to get up four times to get myself cutlery - which I stole from other tables.... I had to ask for toast.

The restuarant waiter at dinner was very good - but as there were only 3 dining this probably was why. Room much too hot (was promised cooler in room but it didn't appear), access to car park dirty and smelly, car parking expensive, I was annoyed that a gratuity was added to bill for (the expensive) dinner, breakfast was expensive, and the room was not made up until 3.00pm. It also a pity that some staff have difficulty understanding english. It was rude to have to sign the slip for breakfast before being shown to a table - the implication that you might not pay. Corridors were in need of redecoration. The lounge area was not very good.

Arrived at 6.30am after flight from Australia and was able to check into my room. Also got an upgrade at no cost. Internat should be free - however, very few hotels offer this.
The service and staff were excellent. The room was of a very high standard and the location was perfect. The breakfast that we had from room service was very good but could have done with being a bit warmer.
The location was excellent, on one side the sea front on the other the town. Could walk anywhere easily. The reception staff also very efficient. The bed was very hard. The inner courtyard meant that we were overlooked by other windows and the people sitting below eating and drinking. It was also a very hot room but if you had the window open it was only to the inner courtyard where music was played. This meant that it was overpriced for what you got.

Amenities and location Checking in was at 14:00 hours, upon arriving half an hour early, no check was permitted to see if room was ready earlier, so guests had to wait and then queue to 14:00 hours. Other hotels do check room availability and if available let you check in earlier to avoid a queue.

The manager was appalingly rude and the rooms were dirty. On arrival he asked us not to make noise when we returned to the hotel - we were a group of 4 women in our thirties, and I thought this was very disrepectful. The following morning at breakfast he told my friend she could not sit at two tables she attempted to sit on bearing in mind that the breakfast room was empty. He also charged my credit card to the room before the end of the stay - if fact, this was done a week before, despite this not being a pre paid room. The bathrooms had mould in them, and the so called clean towels were placed on the toilet. For £85 a night I would expect a far better standard of room and customer care. I would not recommend this hotel at all
The good: That we were able to book a room at very short notice, for one night on a weekend. The proximity to central Brighton was also good. The owner was friendly, the breakfast nice and the room size decent. The bad: It was filthy. Urine stains on the toilet, pubic hairs in the sink, the rug covered in stains. The light swicth was falling out of the wall and the wiring looked dangerous around the window. Decor--wise, it was a mish mash of pub carpets, 80s furniture and feeling wallpaper. The en suite looked like it was installed by someone who has no idea what they were going: no extractor fan and the door didn't shut. The hotel needs a total overhaul.
The owner of the hotel was very friendly and accomodating and offered us a choice of rooms. Twin beds instead of a double but they were still very comfortable!

Breakfast is server from 9:30 till 10:30 only on weekends, which made us have to miss it, saince we needed to leave at half 8. However, the manager was very kind and upgraded us to a four paster bed for free. The room was tremendous, albeit, the bath was too small for two people at the same time. 10 minutes walk from main shopping area. Parking is £5 a day from the hotel. As above, the breakfast times can be inconvienant (9:30 til 10:30 only), the bath in the 4 poster room is far too small for two people, and the parking is £5 per day. Other than that though, very very nice.
The hotel manager upgraded my single room to a double room at no extra cost quite simply because the hotel wasn't busy that night. He also rang me beforehand to inquire what time I wanted to check in, which I thought was a really nice touch, In the morning, he still cooked a marvellous breakfast for me even though I was late coming down. Situated in a delightful Grade 1 listed square on the seafront. Very helpful and very friendly management. Good 'full English' breakfast. Excellent value. Reasonably priced public parking - if you ask for advice. Bedrooms & bathrooms reflect the period when they were last updated which was some while ago. So go elsewhere for something more modern - but you might first like to check competitor prices!

The staff were fantastically friendly and welcoming and were only too happy to help with recommending places to eat / visit and direct us when we were leaving on the quickest route to the station. The hotel itself was charming, full of character and decorated to a high standard. But what really sets this apart is the people and their attitude and helpfulness. A lovely little find and one I highly recommend to anyone staying in Brighton.

Our room was small with a disappointing view,but decor lovely.Possibly a bit overpriced for the room,although I believe the more expensive rooms were fab.

Location.Very close to seafront and pier,And to the main shopping area. I Had an bad experience on the entrance steps.Which had been washed with soapy water.No warning signs were displayed,And as soon as i stepped on to the top step it was like ice,and i was upended.i am still bruised a week later.Proprieter did not show any concern.insisting the steps had to be washed.
Value for money as services provided for the low market rate of £40 per person were sufficient. Blood stain on a pillow. One room had no kettle.
The price and breakfast -though we asked for more toast, which we never got. The poor heating : cold radiator. We asked 3 times to have it worked. Then we finally got an electric heater 2 hours later.Then the noise of the people above our room prevented us from sleeping from 4 to 6 am. Besides it was very windy and the old windows gave a constant cold draught and noise.
The breakfast was excellent and the service was just as good! 10/10 I was plesently surprised by how nice the room was considering some of the feedback, very clean, spacious, nice en-suite bathroom with a great view of the beach and pier! Didn't get a good night sleep as the bed was too soft, it was only towards the end of our stay that we realised it was because we were sleeping on two mattresses!

The staff were fantastic. They were exceptionally welcoming and helpful. There is a great ambiance in the hotel and it is very well located close to the seaside and the many great restaurants and shops in Brighton. Like many hotel rooms in the UK, the room was relatively small, but it was very comfortable and well-furnished. The bed was very comfy.

The hotel was just perfect. Beautiful bedroom, caters for pets and top staff. Not a complaint but if you don't need a dog bed or bowl let them know or you will be charged £10. The staff removed it from our bill so there is no issue.

The atmosphere is very welcoming. The staff friendly and helpful. Our bed was really comfy. Our room was not ready by the stated time but we were happy to sit in the bar and we were offered a free drink. Loved it!
Good decor of the rooms and the very freindly and helpful attitude of the staff made this a very enjoyable hotel to stay in. The shower cubicle had evidence of a small amount of mould in the tile grouting.

Glorious hotel, great location, freindly staff and great breakfast As a couple we were in the family room which was a shame as a boutique hotel, the decor in the family room, especially the bathroom were just not "boutique" enough £180 per night was too much to charge for this room even on a bank holiday!
The room was clean and comfortable. The commission for using this website is outrageous. I discovered I was paying the same price as a luxury double and only got a tiny, cramped city double. The room was absolutely tiny and the only room service available was sandwiches and toasties. The other rooms looked really very nice in the photos so I wouldn't want to disuade people from staying. Just don't book it through this website and don't get a compact double room.
